GENERAL CONSTRUCTION

Whether Wickersham Construction and Engineering, Inc. is involved with a project as the low bidder on a Design/Bid project, a Design/Builder, or an "At Risk" Construction Manager, we feel it is critical that a PROJECT TEAM is established to complete a successful building project.

It is the responsibility of the PROJECT TEAM to share ideas and concepts in a friendly manner while always maintaining focus of the original project goals. This sharing atmosphere will allow a project to utilize all the talent and experience on the PROJECT TEAM to assure the completed project will most closely fulfill the owner's needs and requirements.

DESIGN BUILD CONSTRUCTION

STAGE I:
PROJECT EVALUATION

    Does this project make sense financially? Will a construction project address present and future production, efficiency, growth and operations requirements? WICKERSHAM knows the critical questions to ask.

    FEASIBILITY STUDY:
    WICKERSHAM will help you assess your future needs. What additional space does your business require? What configuration should the expansion take? What is the most efficient layout? What will be the return on your investment?

    SCHEMATIC DESIGN:
    WICKERSHAM will help you develop a building footprint and rough interior layout which will incorporate efficient operation, utilize cost effective design and also allow for future expansion.

    BUDGET DEVELOPMENT:
    WICKERSHAM will utilize the schematic design to establish a realistic project cost range. This will allow you to determine your project's parameters and over all viability.

STAGE II:
PROJECT PLANNING

    If the project makes sense financially, the Stage II Project Planning Design Stage may be the start of a defined financial investment for the owner.

    SITE EVALUATION & SELECTION:

    WICKERSHAM will help you evaluate your present site to determine if it meets your requirements. If your project requires a new building site, we will review available properties with you to determine the sites that best suit your needs and budget. Selecting the wrong site can be a very costly mistake!

    FINANCING:
    WICKERSHAM can assist you in obtaining project financing including low interest loans, and lease-buy back options, if desired. We will also make you aware of Municipal incentives such as Tax Credits.

    SITE ACQUISITION:
    WICKERSHAM can help you with the negotiations for the purchase of a new site or building for your business, if desired.

    DESIGN DEVELOPMENT:
    WICKERSHAM will assist in selecting the Architect, Site Engineer or work with your designers in developing a cost-effective design. Our input will assure your project will include a good mix of architectural design and constuctability.

    BUILDING SYSTEM SELECTION:
    WICKERSHAM has experience with a variety of building construction systems, including: reinforced concrete, structural steel, load bearing masonry, wood frame and pre-engineered metal buildings. Our design and construction expertise will help you select the building system most appropriate for your use and budget.

    APPROVALS:
    WICKERSHAM will secure all the necessary state and local approvals including L&I, Zoning, Local Building Permits, PA DOT Highway, Occupancy Permits and any variances required on your behalf.

    PROJECT BUDGETING:
    WICKERSHAM will utilize all the information gathered to this point including Site Improvements, Design Documents and Land Costs to determine a total Guaranteed Maximum Price (GMP). This will limit unwanted and costly overruns.

STAGE III:
CONSTRUCTION

    CONSTRUCTION:
    Construction is the most visible part of any expansion project, but in today's complex municipal approval environment, the actual construction is usually the shortest part of the process. WICKERSHAM's quality craftsmen and active project management team assure you that the construction process will run smoothly, with as little disruption to your existing operations as possible.

STAGE IV:
OWNER OCCUPANCY

    OWNER MOVE-IN:
    We will arrange for early local and state occupancy inspections so you have a Certificate of Occupancy well ahead of move-in day. WICKERSHAM can guarantee you of an exact completion date to simplify your move-in planning.

    PROJECT CLOSE-OUT:
    WICKERSHAM will provide you with all warranties and guarantees, as well as providing operation instructions for all building systems.

    MAINTENANCE:
    WICKERSHAM INDUSTRIAL SERVICES Division is available for any changes or improvements you may want to make your building in the future years, regardless of the size of the project.
